625 dauphine - roof repair scope:repair existing slate roofing on main cottage and guest house. The existing loft roof of the guest house is built-up roofing, 25 or years old that has been coated in the past with emulsified paint coating. The coating is worn almost completely away and the existing cap membrane has lost most of its original granulated surface that is the primary exposed layer that protects the bitumen membranes. Several seams near the parapet are delaminated and the membrane has buckled along the parapet, which holds water. The existing sheathing is rotted through in several places and half or more of the rafters have extensive rot on their top edge, which renders them insufficient for fastening new sheathing. Total replacement of sheathing and rafters is required. Project is to replace existing built-up roof on the loft room of the guest house with new standing seam metal roofing with kynar finish roofing. We are asking for an alternate price in copper.
