The project includes: 1) a second floor addition over existing first floor, constituting less than 10% of the area of the existing house. 2) excavation of the basement to a height of 66" that in combination with the second floor addition constitutes less than percent increase in the current volume of the house (no gfa is added at the basement) 3) gut renovation of existing structure. 4) removing and relocaiton of window and door openings on the front, right and rear facades, which are all conforming. 5) addition of two windows and window wells on the front (conforming) elevation 6)relocated parking spaces for existing structure and 7) reconfiguration of the open space of entire lot, compliant with zoning 27 grant (back): construction of a new freestanding 3-story plus basement conforming single family structure.
