Property is located outside city of asheville corporate limits, yet inside city of ashevilles planning extra territorial jurisdiction (etj) inside a rs-2, residential single-family low density district. The property is also located in a zone -b- steep slope and ridgetop area (see attached ord 3503). 1. Section 7-12-4(d) (1) requires public sewer and water to serve new developments. Based on your submitted site plan (see attached) it appears no public sewer is readily available to the site and you are proposing a private septic drainfield. 2. Geological surveys indicate that the risk of land movements and land slides start on with steep slope areas having an existing grade of 36% or greater.
