The project involves the interior renovation of the basement to add a bedroom and full bathroom. The existing laundry will be renovated. The renovation will extend the basement under the existing first floor kitchen. No additions nor alterations will be performed to the exterior envelope. No additional dwelling unit will be created with the renovation of the basement. No fire separation is required between units. The existing basement slab will be removed. Per structural drawings, the new slab will be installed 8" below the existing slab. Based on the existing depth of the foundation walls, no underpinning is required. The perimeter of the existing structure will not be enlarged beyond the existing exterior walls. Existing mechanical systems will be expanded to accommodate the needs of the new space. The renovation involves the following areas: kitchen reno (replacement of all equipment, fixtures and cabinets), replacement of existing spiral stair with new dogleg stair connecting main and second floor, new stair connecting existing basement and main floor, new basement laundry, renovation of existing wet bar at basement. Plumbing alterations are limited to the installation of new fixtures n existing onnections. No new fixtures will be added. Structural alterations are limited to the replacement new floor joists surrounding the new stair installation. No alterations to the existing envelop are involved in this project. Front and rear facade, along with roof structure are to remain undisturbed.
