September 11, 2007 11:27:57 am kneel new garage and office studio space on second floor. Location: charlotte st north, right on baird st, right into alley (2nd drive past furman); zoning was on hold. Lot is surrounded on two sides by an un-improved alleyway which is not being maintained by a public body. Lot is non-conforming. Only a sfh can be constructed on a non-conforming lot. For zoning review purposes, p & z staff must look at this proposal as a sf home. Applicant submitted site plan does not reflect the correct setbacks. Called applicant and advised to consider requesting a variance of flex.
