Construct and install a three foot tall metal fence atop of existing ten foot masonry wall for security purposes; located in rear of property which borders a parking lot.

Remove galvanized internal box valley; fabricate and install new stainless steel internal box valley behind parapet wall. Remove existing imitation slate roof and install natural vermont slate and reinstall existing terra cotta tile ridge caps. Inspect existing cornice bracing and resecure, if needed.

To repoint decatur elevation of main building as necessary using mortar mixed according to vcc recipe (below). Install a total of six (6) wall ties, with two (2) each on the second, third, and fourth floors. Wall ties to be painted to match the adjacent building surface. Unnecessary extensions of existing threaded rods to be cut off. All work as per plans received 12/30/15 and engineers letter received 01/12/16, approved by the architectural committee 01/12/16, and stamped vcc approved 01/13/16.

Remove existing galvanized internal box valley; fabricate and install new stainless steel internal box valley behind parapet wall. Remove existing slate select roofing material repair and/or replace underlayment as necessaryinstall new natural slate (grey/green), using stainless steel nailsinstall/reinstall terra cotta ridge tilesinspect existing cornice bracing and resecure, if needed. Ms. Vogt gave the staff presentation with mr. Williams, ms. Keady-molanphy and mr. Walker present on behalf of the application. Ms. Keady-molanphy stated that the project no longer required an elevator override, which would be removed from the application. Mr. Brady commented that the proposed awning was awkwardly sized and located, and inquired about its intended use. The owner responded that the awning would provide covered outdoor space in the courtyard, which would be used solely by employees. Mr. Williams stated that the awning could be removed from the current application and applied for separately. Mr. Brady moved to conceptually approve the application for change of use, with the proviso that the awning be eliminated from the proposal. Mr. Taylor seconded the motion, which passed unanimously.

To renovate yellow-rated building in conjunction with change of use from commercial (retail) to mixed (commercial retail specialty restaurant) per architectural committee approval 10 25 16 and materials stamped vcc approved 11 14 16, including:remove defunct fire escape and window ac unit from front elevation. Modify chartres side first floor doors as indicated, fixing the iberville double doors in place, repairing the center doors, and reversing the swing of the bienville double doors. Install kitchen hood intake vent, 2" grease trap vent and 6" bathroom vent on rear elevation. Install new 80mil tpo roofing, fresh air duct and hood on roof, as indicated. Install five (5) new condenser units and galvanized steel platforms. Install new 30" x 36" roof hatch and three (3) skylights to fit existing roof openings.

To provide additional roof drainage on the iberville-side roof slope, per committee approval 09 12 17 & materials stamped vcc approved 10 02 17, as follows: install new scupper to drain the iberville-side valley gutter, between the existing hvac platform and previously-existing chimney (see photos). Install new leaderhead and downspout, to wrap from iberville-side elevation to center of decatur elevation, draining in the center of the courtyard. Existing scupper, leaderhead, and downspout on decatur elevation to remain unaltered. New downspouts must have sufficient angle for drainage, and may not cross over windows. All new metals must match those in use on existing roof system, as disparate metals may lead to galvanic reaction and material failure. Work must be executed per permit and attached stamped drawings.
