Work includes the installation of new floor joists on ledger system throughout center and rear portions of the first second floor, roof rafters and new finished roof per plans. Engineer to field certify that existing masonry party walls are suitable to receive ledger at all levels and specify bolting depth. Rear wall with bay to be demolished and re-constructed with cmu on new footing with window door openings and guards only (no new projections decks). Separate permits required for any interior fitout and certificate of occupancy.
