For the installation of an automatic sprinkler system as per plans; for a new four (4) story structure used as 51 dwelling units with vacant commercial space on first floor; using existing 6" service line; new 6" backflow device; including two (2) new 4" class 1a standpipes in exit stairways; new fire pump; new 6" fire department connections; installation of sprinklers to be done in accordance with nfpa 13, standpipes in accordance with nfpa 14.

Amended building permit required for final geotechnical report to submission after existing structure is demolished and additional borings are conducted; any discrepancies between the final geotechnical report and approved plans; the owner shall take full responsibility for any alterations or modifications to the approved building permit for the erection of a four (4) story structure with pilot house and 2nd floor overhang; for use as a 51 dwelling units (at least 80% of the units is restricted for use by those years of age or older) from 1st through 4th floor, vacant space on 1st floor (u&o and c o required prior to occupancy), and community room on the 1st floor all with exterior parking. Application for demo of existing vacant theater bldg and construction of a 4 story mixed use bldg incl 54 dwelling units, retail space as permitted in cmx-3 districd and 11 parking spaces including two accassible spaces, all as illustrated in attatdched plaans. Note: this plan was previously reviewed under preliminary plan review dateds 10 31 2013, and found to be fully as of right.

Increasing the building height from 46 to 47-7 1 4" to elevator, addition of architectural embellishment. Reducing the number of dwelling units from 54 to 51; reducing the gross floor area from 60,188 gsf to 55,152 gsf and the far from 251% to 230%; reducing the occupied area from 75% to 68%; reducing the number of parking spaces from 11 to 10; reducing the number of bicycle parking spaces from 18 to 6; no sign on this permit.
