I plan to build a 16 by 24 deck off of the back of my house. I came down to the permitting office, and consulted with alan michaelson and jan ukena, to ensure that the project will comply with zoning and city specifications. The building area will have greater than 4 of clearance from all property lines. The final height of the deck above grade will be 1-2. The foundation will consist of 12 ea 8" diameter concrete piers spaced 8 apart. The piers will have stirrups in them for pressure treated 4"x4" lumber to attach to. I will then run double pressure treated 2"x10" lumber along the piers perpendicular to the house. On top of the 2"x10" lumber, i will span pressure treated 2"x6" lumber on 16" centers. The finished layer will be composite veranda decking that will be installed per the attached veranda specifications. I plan to install concrete anchor bolts into the footing of my house for attachement of the 2"x10" lumber to the house. I have attached elevations, details, and a site plan
